Having the appropriate marketing strategy in place from the outset is key. Centrick has a strong in-house marketing team to offer clients an excellent online marketing presence, as well as using print advertising and direct marketing initiatives when appropriate. We don't take the ‘multi-tasking’ approach employed by many agents, (where the lettings negotiator will also be the person arranging a plumbing repair in between a full diary of viewings). We do ensure that our teams of tenancy managers have the specific expertise to look after you and your tenant in each area of the process. 

From a dedicated rent collections team who will call your tenant after work to remind them the rent is due;  to 24/7 emergency maintenance response manned by our in-house operatives who are equipped to perform basic troubleshooting over the phone and save you a call out charge.  We’re sure both you and your tenant will be pleasantly surprised by the efficiency of our knowledgeable service.

Our full property management service includes:

  • Comprehensive and proactive online and regional 'shop front' marketing
  • Full tenant referencing including credit check, employer reference and current landlord reference (where applicable)
  • Deposit registration and management
  • Full photographic inventory for each new let
  • Reporting utilities
  • Full rent collection service, including arrears chasing and issuing Section 8/21 advice, where applicable
  • Regular inspections (at least one within each 6 month period and typically 4 months apart)
  • Management of gas safety certification / PAT tests / electric checks
  • Dedicated maintenance department with 24/7 duty manager service

Check-out inspection and cleaning/maintenance service where costs need to be deducted from tenant deposit.

Nil deposit Scheme - Landlords on Biteable.

When a tenant moves into a new rental home finding a deposit can be tough when their previous deposit hasn’t been returned, and the tenant is paying their first month’s rent and the costs associated with moving. The Let Alliance Nil Deposit Scheme provides an alternative to the traditional deposit for your tenants.

How does it work?

  • Your tenant pays a Nil Deposit service charge equivalent to 1 week’s rent plus VATto Let Alliance e.g. 1 week’s rent £200 – Nil Deposit service charge is £240
  • The Let Alliance Nil Deposit service manages the payment of any entitlement for any breach of the tenancy agreement up to a maximum of 6 week’s rent, via Centrick Property
  • The tenant will reimburse Let Alliance for the sum agreed, or determined by an independent adjudicator in the case of a dispute
  • For rentals with more than one tenant a lead tenant is nominated
  • Tenants’ liability insurance is in place forthe complete tenancy term and the tenant provides a copy of their insurance certificate
  • When a tenancy is extended, the Nil Deposit scheme can be extended with the tenant paying an extension service charge of £30 including VAT to Let Alliance, and the Scheme is renewable every 12 months as a minimum
