A Tenants Guide to Finding their New Property


If you're a tenant trying to find a new home it can be a highly emotional and time-consuming challenge that can test your patience and call into question what you really want but here at Centrick Property, we try and make the experience as easy as possible for you. With that in mind we've prepared a handy guide for prospective tenants out on the hunt for their new home...

Be prepared to be flexible

On your search for a property to rent it’s better to start out in the full knowledge and expectation that your "perfect" property may not be available to rent in that "perfect" area or at the "perfect" price... Don't get us wrong, we'll do everything in our power to match you to your dream home and we do make it happen but knowing ahead of time that a compromise may have to be made will save you a lot of time, energy and will stop you from losing hope...

Know what you really can’t do without

As said above, be prepared to compromise on some of your criteria in favour of those things you really can't do without. For example, if parking is a 'must-have' then don't compromise and only see properties that have parking. But be prepared to compromise on price or location as a consequence...

If the first property fits your criteria, take it!

We see lot's of tenants miss out on their favourite property because it's the first one they've viewed and felt like they needed to shop around a bit... If you walk in and love it, TAKE IT! Our lettings consultants and specialists undertake hundreds of viewings a week and the next person through that door may love it just as much as you and be willing to reserve it there and then, leaving you still on the search...

Ask us questions

Ask our friendly lettings consultants and specialists any questions you may have thought of before the vieiwing as well as during, they're there to help you in any way possible.  Typical questions we get are:  What's the council tax band?  What's the EPC rating? How much is the deposit?  Who manages the property?  What are your fees and what does that include? They're experts in their field and will always provide you with honest, helpful answers.

Do some research on prospective areas

If you're new to the area and not familiar with it, make a weekend trip of it beforehand and get to know your new town/city... Wander around the areas, soak up the sites and check out the culture. Once you head back, check out the market on Rightmove or Zoopla and get a feel for the properties, prices and amenities available.

Be realistic

We'll obviously try and match your requirements to one of our many properties but if you're looking for a 3 bed penthouse with 2 parking spaces and a rooftop terrace for under £400 per month in the centre of Birmingham, we would suggest you rethink your budget somewhat to better reflect the current market

Take pictures on your viewing

If you're booked in to see a lot of properties, you can easily forget details of what you have seen.  So pictures or even a video are a great aide memoire and with everyone having a smartphone, this ability is right in your pocket...

Factor in pre-moving costs

In addition to advanced rent you will need a deposit, agency fees, removal firm/van hire, and contents insurance, among other things. Also remember you are unlikely to get back your deposit from your old property on the day you leave, so be prepared to provide a second deposit for a short period of time.
