Birmingham lettings, estate agency and property management firm Centrick Property is to open its second office in the city.

The firm has chosen the city’s most prominent business address, Colmore Row, for its fourth residential sales and lettings office, supplementing its presence in Baker Street, London, Knowle High Street, Solihull and Birmingham’s Commercial Street, near the Mailbox. 

Centrick Property has taken a 1100sq ft ground floor suite on a 6-year lease at Real Estate Investors’ listed 102 Colmore Row. The firm will invest in excess of £70k in fitting-out the premises, which will include a client coffee lounge and bar. Work on the premises starts immediately, with the opening scheduled for 1 May.

A rise in city centre apartment sales and lettings activity has fuelled the expansion.

Director James Ackrill said: “The city centre lettings market has remained buoyant throughout the recession, but the really exciting change has been the considerable uplift in the number of residential property sales throughout the city. 

“In addition to renewed confidence from property investors, we are getting more enquiries from first-time buyers, as mortgage lending has eased somewhat. Investors are also taking advantage of lower values: there is now a general acceptance that we are at the bottom of the cycle, and it won’t be long until prices begin to creep north.

“We are now the third estate agency on Colmore Row with a strong shopfront presence. It’s accessibility and convenience for the professional community, our core client base, means it became a ‘must’ for us to make this our next location. The corner site provides windows on to both Colmore Row and Bennetts Hill, which is great for displaying our client’s properties to their maximum potential.”

The office will be open Monday-Saturday; office hours are 9am – 6pm during the week, with a late night opening (8pm) on Thursday throughout the spring and summer, and 10am-6pm on Saturdays. In addition to serving the city centre market, Centrick Property’s city offices  also market properties in Edgbaston, Moseley and Harborne. Mortgage advice will be available through Centrick Property’s association with independent mortgage brokers John Charcol.

Centrick Property started life in 2005. It has enjoyed rapid growth, with more than 3,500 residential properties now under management around the country, and 54 employees.
