Spotlight on: Solihull

<< GO BACK

Located just 8 miles to the southeast of Birmingham City Centre and boasting a population of 206,700 (according to the 2011 census), Solihull could just have been another part of the greater West Midlands conurbation but instead, it has risen to become one of the most affluent areas, not only in Birmingham but also anywhere outside of London…

Solihull High Street

In November 2013, the uSwitch Quality of Life Index named Solihull the “best place to live in the UK”! This was then followed up by being placed 2nd , in the 2015 index, to Edinburgh (so technically, still the best place in England…). Praise indeed for the little town just outside Birmingham….but how has it achieved such greatness?

Well, there’s a myriad of reasons. Let’s look at some statistics and facts about the area:

Employment

In 2015, 74% of people living in Solihull were employed, with 45% working standard, full-time hours of 35-45 hours per week. There’s also a good work/life balance for the full-time workers of Solihull, with only 21% of people working more than 45 hours per week – a good measure when it comes to quality of life.

Income

The gross weekly income on average in Solihull is £519.40 per week, and the average household enjoys £18,721 in disposable income per year – both significantly above UK averages.

Property Market

The average house price in Solihull currently stands at £367,536, an increase of £26,813 or 7.87% on 2015. The average rent stands at £941pcm, putting both these figures above the national averages of £217,888 and £902pcm respectively. A strong and rising property market is always a sure sign of the desirability of any area.

Living Costs

Living costs turn out rather well for the denizens of Solihull with dual fuel bills at an average of £1,232.88 and insurance rates fair well too – £244.40 for home insurance and £540.80 for car insurance.

Education

Solihull boasts several top flight schools, both independent and state, including Solihull School, Tudor Grange, St Martins School, Ruckleigh School and Eversfield School, all the state schools having achieved OFSTED ratings of “Good” or “Outstanding” and excellent reports from ISI for the independent schools.

Connectivity

As previously stated, Solihull lies just 8 miles southeast of Birmingham City Centre, resulting in a mere 15 minute train journey or 20-25 minute drive. Access to the capital is also readily available with bi-hourly trains to London, offering just 1 hour 45 minutes’ travel time. With the arrival of HS2 in the near future, this travel time looks set to drop to just 49 minutes! For travel further afield, Birmingham Airport is just 12 minutes away by car and offers direct flights to over 140 destinations.

When you combine all of these factors, it's not hard to understand why Solihull is praised as one of the best places to live in the country. The addition of the Touchwood shopping centre and the nearby Resorts World have also both aded to the towns drawing, attracting thousands of shoppers and event goers every weekend to this once sleepy town near Birmingham...
