-       Get rid of any excessive clutter. You still want a bit of your personality to show through, as that will give your house a ‘homey’ feel; but too much clutter and the buyer won’t be able to imagine themselves living there.

-       A fresh coat of paint is an easy and simple way to breathe a new lease of life into your property. Playing it safe with neutral colours will make the room appear that little bit bigger and brighter, allowing the room to shine through.

-       Remember to put the vacuum round and get the duster and polish out. If it looks like you haven’t taken care of the house by doing these simple tasks, buyers will start to question if the house has been properly looked after and if there are any serious problems.

-       Make sure that windows are cleaned both inside and out as bright light can highlight this. Keep curtains open so that the sun can shine through, and place lamps in dark corners to brighten them up. Brighter rooms look like bigger rooms.

-       Bad smells will put people off straight away. Tackle the drains, empty the bins, and try to keep the smoking outside. Of course we don’t expect you to bake a fresh loaf of bread for every visitor, but try lighting candles or placing reed diffusers throughout the house.

-       Make small, cheap, renovations to help your house look its best. For example, instead of replacing flooring or carpet, consider getting them professionally cleaned as this will make them look as good as new. For those stubborn stains, try investing in a cheap rug to hide anything you don’t want people to see.
