When we were first instructed by the LVT (Leasehold Valuation Tribunal) to manage this development there was a mountain to climb to bring the building back to good condition. Five years of mismanagement had caused huge problems such as the car park entrance gate not working causing a major security issue, the external and internal areas being in desperate need of redecoration and even essentials like the fire alarm system remaining broken. However, by working closely with the residents committee, within twelve months the building was back on track.

One of the most fundamental changes that we made was with the concierge: The concierge was completely unmotivated, having taken the brunt of the poor management of the building, yet being unable to make any improvements as he did not have the tools or the support to do so.  

Right from the outset, we worked closely with the concierge (who understood the building best) to help us make immediate changes to the building to show the lessees and tenants that we meant business and were intent on making rapid improvements. The following changes were implemented within the first four weeks of us taking over management:

  • Reduced cost and vastly improved quality of the cleaning
  • Redecorated ground floor
  • Claimed on insurance for CCTV that had been stolen
  • Repaired garage roller shutter
  • Repaired all external doors to ensure that the building was always secure
  • Reconnected lift and Fire Alarm Redcare line
  • Serviced and chlorinated fresh water pumping station

We also gave the concierge clear instructions on what to do each day, so that the he felt responsible for keeping the building up to scratch and motivated to do a good job.  The response of both the residents and the concierge was fantastic, we gained the trust of the lessees and tenants and managed to focus and engage the concierge as an important part of the running of the building.
