Centrick’s ARMA regulated estate management division offers an exceptional quality of service to residential, commercial and mixed-use facilities. Specialising in estate management, we offer highly effective service programmes that are tailored to suit the individual requirements of each client and property.

Offering an efficient and effective service that property owners can trust, we take a proactive interest to asset management in every development, our goal being to not only maintain but enhance property value wherever possible.

A key feature of Centrick's unique approach is that we are able to offer a dedicated caretaker service that other property management companies do not provide. With this management service, day-to-day cleaning and maintenance works are not outsourced. Instead each development has its own dedicated 'caretaker' who takes personal ownership of both ongoing maintenance issues and, when necessary, subcontractor quality to ensure developments are always kept to an exceptionally high standard.

By providing a reliable and dedicated service, we strive continually to build long-term relationships with clients. Priding ourselves on transparent operating practices, we work closely with both property owners and the freeholder to monitor service levels and increase value for money.

The following property services are provided within our management fees:

Preparing an annual estimate of future expenditure, administering service charge and reserve funds and prepare and distributing appropriate service charge accounts
Employment and supervision of resident caretakers and on site staff
Liaising with client to place building insurance cover
Centrick Limited is an appointed representative of ITC Compliance Limited which is authorised and regulated by the FSA (their registration number is 313486) and which is permitted to advise on and arrange general insurance contracts
Supervision of maintenance works to the structures of the building, common areas, private roadways, lighting, car park areas, boundary fencing and walls, refuse and garden stores
Dealing with Notice of Transfer of ownership and mortgage
Liaising and dealing with enquiries from residents, tenants, solicitors and auditors
Collecting service charge and other payments due from the lessees of the property and the collection of any arrears as appropriate
Payment of ground rent to freeholder. (If applicable)
Attendance of residents meetings (including AGM)
Providing an out of hours help desk in the event of emergencies
